What is it like to live in Tuscany?
Tuscany is a guard gated golf community where many homes still sell for under a million dollars. It sits off Lake Mead Parkway in east Henderson, between the Galleria and Lake Las Vegas, on about 520 acres that were once a gravel pit. The golf course opened first, in 2003, and the first homes followed in 2005.
The community has changed hands a few times. Developer Jim Rhodes first proposed it in the mid 1990s, and Henderson approved it in 1998. Rhodes went through bankruptcy in 2009, his lenders took over in 2010, and Century Communities bought the development in 2014 and built many of the newer homes. The plan was cut to about 2,200 homes, from townhomes to larger single-family homes on the course.
The golf course is the center of the neighborhood. It opened as Tuscany Golf Club, a Ted Robinson design with water features and views back toward the Strip, and it was renamed Chimera Golf Club in 2015 under new owners. It is a public course, so living here does not come with a membership, and you can play it without one.
Inside the gate, residents share a recreation center with a gym, pools, and courts for basketball and tennis, plus parks and walking paths. Cadence is next door, and the Galleria, the Water Street District, and Lake Las Vegas are each about ten to fifteen minutes away.
What is there to do outside in Tuscany?
Golf, a recreation center with pools and courts, and walking paths are inside the gate, and Lake Las Vegas is a short drive east.
- Chimera Golf Club
A public 18-hole Ted Robinson course through the middle of the community, with a bar and grill and an event pavilion. No membership is needed to play.
- Recreation center
A residents' center with a gym, a resort-style pool and a lap pool, and courts for basketball, tennis, and racquetball.
- Parks and paths
Neighborhood parks and walking paths run through the community, and the trails in Cadence are next door.
- Lake Las Vegas and Lake Mead
Lake Las Vegas is about ten minutes east, and Lake Mead National Recreation Area is a little farther.

What should you check before buying in Tuscany?
Get the HOA resale packages, ask about any SID or LID balance, and get an insurance quote for the exact address before you remove contingencies.
- HOA resale packages
Ask for the resale package from the Tuscany master association and any neighborhood association, with current dues, reserves, special assessments, and transfer fees.
- SID and LID assessments
Some Henderson neighborhoods carry a Special or Local Improvement District assessment on the property tax bill. Ask whether the home has one, what balance is left, and who pays it at closing.
- Golf course lots
Homes on the course get views and also stray balls. Walk the backyard during a busy tee time and check what the HOA and the club each maintain.
- Builder and year
Tuscany was built by more than one builder over 20 years. Ask who built the home and when, and check for any open warranty or known construction issues.
- Solar leases
If the home has solar panels, find out whether they are owned or leased. A lease transfers to you and needs the solar company's approval.
- Insurance quote for the exact address
Premiums vary by street, age of the roof, and pool. Get a quote on the actual address early, not a general estimate.
