How many Henderson Waterfront Homes homes are for sale at each price?
Henderson Waterfront Homes has 80 homes for sale. The most, 16, are priced between $2M and $3M.
Which Henderson communities have waterfront homes?
Lake Las Vegas is the place, and the side of the lake you pick decides most of the rest. If you are open to the west side of the valley, The Lakes and Desert Shores in Las Vegas have smaller lakes of their own.

What is it like to live on the water in Henderson?
Living on the water in Henderson means Lake Las Vegas. The 320-acre lake sits behind a dam on the Las Vegas Wash on the east edge of the city, about 25 minutes from the Strip, and it was filled in 1991. Its roughly 10 miles of shoreline wind past custom estates, condo buildings, two Jack Nicklaus golf courses, the resort hotels, and MonteLago Village, so there are more ways to be on or near the water here than anywhere else in the valley.
The two sides of the lake feel different. SouthShore is guard gated around the private SouthShore Country Club and has many of the largest lakefront homes, some with their own docks. The north shore, around Reflection Bay, is more open: you can walk to dinner in the Village, play the public Reflection Bay course, and choose from condos and villas as well as single-family homes. Del Webb Lake Las Vegas, for buyers 55 and over, looks down at the water from the hills.
Day to day, the lake is calm. Mornings are kayaks and paddleboards, and boats are small and quiet under the master association's rules, so this is not a ski lake. If you want to run a wakeboat or fish open water, Lake Mead National Recreation Area starts just east, with boat launches and beaches about 20 minutes away.
The honest tradeoffs are distance and dues. Lake Las Vegas is one of the farther Henderson neighborhoods from the Strip and the airport, about 25 minutes to each off-peak, and most errands mean a drive back toward town. Every home pays the Lake Las Vegas master association, which cares for the lake, and most neighborhoods add their own dues, with SouthShore adding a second association for its gates. A lake view is also not the same as a lakefront lot: a home on the hill can have a beautiful view and no way to put a boat in the water, so ask before you pay a waterfront price.
If Lake Las Vegas does not fit, the valley's other two lake communities are on the west side of Las Vegas: The Lakes, around Lake Sahara, and Desert Shores, with four private lakes. Both are smaller, closer to Summerlin, and quieter on the water still.
What should you check before buying a waterfront home in Henderson?
Confirm whether the lot is actually on the water and has dock rights, read the boating rules, get every HOA package, and ask about any LID before you remove contingencies.
- Lakefront or lake view
This search includes homes with a lake view, not only homes on the shore. Look at the plat map to see whether the lot touches the water or a common area sits between.
- Dock rights
Some SouthShore lakefront homes have docks for electric boats, and many lakefront homes do not. Ask whether the dock, if any, belongs to the home and transfers with it.
- Boating and lake rules
The Lake Las Vegas master association sets the rules for what can go on the water, when, and how fast. Get the current rules before you buy a boat or count on one.
- Every association
Every home pays the master association, SouthShore homes pay the SouthShore association too, and most neighborhoods and condo buildings add their own. Ask for each resale package with dues, reserves, and transfer fees.
- LID assessments
Some Lake Las Vegas parcels carry a Local Improvement District assessment on the property tax bill. Ask whether the home has one, what balance is left, and who pays it at closing.
- Condo buildings
Some Village condo buildings were built as condo hotels. Check each building's rules and reserves, and ask your lender early whether it will finance the building.
- Club memberships
SouthShore Country Club and the Lake Las Vegas Sports Club charge their own fees and are not included with every home. Ask what joining costs if you want either.
